Usually best to settle or they file BK and landlord gets very little to nothing.Have in lease they have do disclose sales quarterly.

I do a lot of repairs and maintenance myself when I come down in the winter and during the quarters I make the trip, but here's just a sample of things I had to pay for in the last year:Pool screening: $985 (big hailstorm destroyed 13 screens)Irrigation repair: $394Irrigation repair #2: $230Palm trimming (twice: $200Pool light replacement: $950And all of that of course leaves out routine replacement of towels that get left at theme parks, sheets and pillowcases, busted blenders, and a host of other things I can't even think of right now.

Well, they may *qualify* for up to a year, but they do quarterly reviews (at least they used to) and if the tenant's situation changes or the agency funding runs short, they will terminate the funding immediately.

No one can time the market, the best advice in REI is winter against springs but even then if you want to just buy X amount per half of year, X amount per quarter, or X amount per two years--cool.

Min buy in is 50k, pays quarterly distribution. timeline 5-7 yrs, getting very good loan from insurance co source at 6.75% or so with interest only on yrs 1-3 then no defeasance penalties thereafter if they re-fi or sell.
