@Ji Yang, I advise reading articles by @Ian Ippolito (also in BiggerPockets) online (google him) about how to vet sponsers and what to look at in a private placement memorandum.

. #2 many private/hard money lenders will consider furnishings if the deal, including the furnishings, falls into their deal box.Believe it or not, it might be easier to include the furnishings in the deal with a significantly lower down payment if there is other rehab work to be done.

You can also do this on a refinance.Else, you can find private money, take out a HELOC if you have a lot of equity, go hard money and then refinance after, or see if your preferred builder offers financing.

This is a good reference for myself and personal private lenders.

I included stats on percent unleveraged purchases and that many of those fairly low percent cash purchases in fact use unseen leverage HML, private lending, etc and some are short term cash holds such as a flip or a brrrr that gets financed not long after purchase.
