My number includes estimate for a total repipe, total rewire, drywall throughout, some framing, possibly adding a wall and closet to make the third bedroom instead of the "bonus room." 

I plan to convert an upstairs large closet into a bathroom, opening it up to the newly created master suite, making it a 2 1/2 bath home. 

Once every 6 months have it serviced and vacuum the closet it's in.
