Look for one that includes a training video to ensure you understand how to best use it.

Biggest thing IMO is getting close to the train station and have a high quality units that may not look attractive on paper the first few years but will have the ability to raise rents consistently long term. 

Adding amenities like power, water, and a barn or pavilion could increase its value as an event space.Farm-to-Table Experiences: If agriculture is possible, create an on-site farm-to-table business where people can visit, harvest, and eat fresh produce.

My two bedroom is currently being rented out for 1900 and the training is coming in the spring.  

All rooms get punchcode locks, no key locks anywhere on site so members don't have access to lose keys or prevent anyone access. 

I generally look for the areas of a market that have a large amount of available rentals on sites like Zillow or Redfin that are closer in dollar amount to the FMRs for that county.

I also wouldn't be involved in day-to-day operations onsite.

A trained engineer could have some fun with this if something like this went to jury or if they were called in as a witness (kind of weird what engineers call fun for most people). 

In this instance the judgments (20+/-) are already issued, now its a matter of collecting while the individual continues with their training programs and buying loans.
