Going with a tile that is $3sf vs a $1sf probably won't save that much money unless your talking about installing a significant amount of footage.As for the type of tile, look for a porcelain tile.

It will be a rental so no high end materials, just $2.50 sf porcelain tiles and $2.00 laminate flooring, $60 faucets etc.

This is over a full dollar a square foot cheaper than Allure (more after you account for tax ) and I can make the process pretty quick by using a laminate cutter.I could try porcelain tiles, but I just don't think houses are as appealing with tile throughout.

Just be sure to say builders grade which is not any custon work ..formica counter tops , plain porcelain title , prefab cabinets, laminate floring , neutral colors ... you get the idea .. one why to really increase your profits on rehabs is to have a contractor do the major repairs and you or a handyman tackle the easy stuff .. laminate floors can be quite easy to install if your floors are level and trim is not installed yet .. painting can be done by a handyman ..tile work can be done also ..in some cases and some states these need to be done by a licensed contractor and permits need to be pulled .. it is different by each state .. if i saw that house with those pics, i would think your looking at at least $75-100k in rehab ( taking into consideration of Ca. higher construction costs ) it looks more like $35-50 in rehab here in Fl.

For example, redoing the floors from sticker tile to sheets of vinyl or porcelain might be best just to protect the subfloors/ water damage, etc long term.

if water is a concern, you want to put in some porcelain. they sell wood-grain tile that is made to look like wood, but you will never warp the boards like laminate. as far as glue, all the products are called 'floating' floors now, they click into each other, installed over a water-proof sheet. any water will ruin a piece or 2, and the idea being you can rip the piece up and put a new one back in. it's actually easier to just install it without glue. they click in, no nails or screws.
