Obviously you need to take into account tenant landlord laws, if you are investing in Middle America it seems to me that there are many opportunities for double digit cash on cash returns.

We had a little crash in the middle so I got to start from scratch and figure out another way.I work with other investors now who are all on the path.  

It connects everything to your own bank accounts and is basically the middle man for setting up payments, leases, and other types of payments.

Some people dont even intend to get that many however if you are trying to maximize 10 from each partner/person then you'd try to qualify and hold title separate for your own 10 prperties (10 + 10 = 20 total properties).You can also look at credit aspects as well but typically lenders will use the lowest of the 2 middle scores (3 scores per person but will use the middle score).So the most important aspects are the income to qualify for the loans in the case of full documentation loans.

But there are certain skills you need.. to be successful and not everyone has the intangibles.LIke all sales   there are top producers  there are middle of the road and there are some that just are never going to do it for various reasons.  

@Daniel Windingstad I work with hundreds of investors who prefer the southern/middle part of the country because the price points are more affordable and the laws are landlord friendly.

When you get to the closing table you make sure you close around the middle of the month so you walk away from the closing table with all the security deposits (do they have to be in seperate accounts in your state?)

I normally suggest being right smack dab in the middle with a low risk B class asset.   

We got 4 quotes and went with the contractor whose quote came in the middle but we liked the most. 

Another SFH I am in the middle of refi...purchased for 57k, put 20k into it, appraised for 120k, rented for $1,250, 8.25% rate, breaks even and pulling 13k out.
