As for a downward shift you can always lower your rate (underwrite a worst, middle and best case scenario), Make sure your rental stands out from the crowd (easy to do in Hawaii since most owners don't reinvest in their property).

(months on the market) I sometime offer an incentive like 1/2 off first month's rent to stand out.

My point still stands that bitcoin doesn't produce anything to make it an investment it is purely speculative like gold or antiques.  

I agree. 15 years ago including internet in rent was a great way to stand out.

Also, if the community has a stand-out feature or the property stands out, then an overhead may go here as well. 6-50: I set up the logical walk through the house from the front door through the house in the most logical way.
