Hi Chanelle,I see this in the media sometimes: "one of the most LGBTQ-friendly cities in the country".What makes a city into that and how do they rank the cities.I mean in days gone by, they used to arrest these people as law breakers, but I am under the impression that the Federal Government prohibits that now.So it seems all places should be equal in their treatment of them--with no MOST type of situation.I'm thinking it might just be some kind of advertising ploy to draw certain people to certain areas for whatever (financial) reasons (such as to benefit Aids Hospices in the area or something).

Upon further research we found out that one of the persons upstairs had arrest history but nothing was shown in zillow background check.

I think I would discuss the problem with the drug squad and if it doesn't get the issue solved (raid and arrests and eviction of the tenant), then I would sell and move on.

You shove your next tenant down the stairs and then tell the arresting officers you didn't intend to put her in fear or cause her bodily harm, even though the video recording shows otherwise.Let me know how it works out for you.I'm still highly doubtful that your liability insurance will help you when she or her estate sues you for her injuries or for wrongful death - and that was the original question.

Potential renter with clean criminal background report but googling the person resulted in an arrest for domestic violence by strangulation 6 months ago and an arrest for lewd/lascviousness 10 years ago.

Then every sock they lost in the dryer will be associated to your guy and you.Some guy who got in a bar fight, some guy who was driving reckless and damaged a bunch of property, somebody who got arrested for trespassing and chaining themselves to a tree for some protest... sure fine, but in the identity theft instance I would not risk it.

Once the detective has enough information they can go to the district/city attorney to file criminal charges against the suspect and get an arrest warrant.

After he was arrested for breaking into my house and hitting me with a flashlight, he went to prison and she moved on the son moved back in with friends and the next thing the police were breaking into the house because of the drugs being sold out of the house.My point is the landlord never did rental agreements after the first one and just collected from whoever would give it to him.

Should you need to evict at some point or the tenant is arrested, you would be able cite these documents during the eviction for violation of your lease.
