I’m finding the HOA fees getting bumped  especially in the older buildings to keep up with the new requirement.It’ll obviously take a good team to help strategize exits due to the challenging financing on the backend for the end user.

Rogers Park, Albany Park, Avondale, Irving Park, West Town, Portage Park, Pilsen, Mckinley Park/bridgeport.We find cashflow by bringing rents to market (typically a 25%+ bump vs what they are being sold rented at) so you need know what looking for when scanning the deals and 4 units are what tends to work best.

We ended up having to do quite a bit of grinding and leveling and are still outside the flooring manufacturer's specs for flatness - would have been a huge investment to get there, so we just ended up getting it good enough so that we don't notice any obvious dips or bumps and praying that the flooring will be robust to the remaining issues.

That being said, we did get lucky because we had a bump of the post-COVID crazy appreciation, but we owned our home for 2 years and it increased in value by 33%.

I would always expect a little bump from market rent, since they will be putting more wear and tear on the place (in theory).
