I’m a local contractor new to investing, I created a partnership with my wife’s father and we are about to close on our first multi family with a conventional owner occupied loan in my father in laws name.

Having watched my mother and father age, by age 80 I want no responsibilities even with managed assets.  

Three years ago my wife's father bought her a townhome for 250k cash.

Hey Ardian, if you are looking to do ground-up construction, I assume your father will be bringing relevant experience to the table.

Note that conventional loans allow 5% down for multi-families now...It sounds like even with your father's help, you still don't have sufficient funds, much less also having additional reserves...What, may I ask, is your job? 

I'm trying to become the best person I can not just for myself, and not just to lead them and support them for their goals but so that they have an example they can learn from and can genuinely be proud of a father and leader that actually does what he says he will.

Am I being overly dismissive of super old ductwork that perhaps was there since Father Time himself?

I decided I would try this clever gambit on my father, although I would be magnanimous enough to not hold my father to it once the weekly amount became too large.

We would be co-owners of a 12 unit apt house and each receive a SFH separately through our father's will (currently in probate).
