My experience in management entailed onsite operations, mostly on value add assets that included (tenant relations, financial management, employee management, due diligence and take over projects, major CAP X renovations) What I'm looking for: Investment educated partner who has the financial means to invest and has the goal of being a buy and hold investor. 

This specific loan entails 100% financing, no PMI, 3.5% interest for a 30-year fixed loan.

I've seen many investors blow up because they underestimate what managing a building like this would entail (This won't be a syndication so I don't have investors to worry about). 

*In many cases, the people who are the most vocal in the anti-license camp have never had a real estate license themselves, and don't really understand what it entails or what the benefits are, but are quick to tell you how you should run your business. 

I always recommend self-managing your first rental so you know what the job entails and therefore have some experience to rely on when evaluating PM's.

Also do you have any experience with severe foundation damage, or what that entails if you have a property with that probem?

The due diligence that you need to do on that lender is more than you would on an institutional lender and you both may not even know what that entails.

On top of the legal costs to setup a true syndication, which ultimately entails selling securities. 

Basically the bank would have to agree to sell it for less than the mortgage which would entail ~6 months of BS where you don't really know if you'll get the property or not.
