Padlock cut, I have never had a seller not want to meet me at a house before and other than government (commissioner sales) I have never kicked up squatters before (they were not squatting but I am 99% sure there was a squatter living in there).

They ding me from being late, I tried to work with them to remove it with letters from me, Fema, The county commissioner, but no Bank One refused to remove it.

For those of you who think it is impossible for rates to go any lower, the Japanese and European 10 year bond is less than 1%  where we are currently at 2% today.The markets can stay irrational for some time, but fundamentals will always win out in the long run from my experience.

Thanks for the perspective.As for developing: 1) Make sure your money is solid (you don't want to run out midstream or if a delay occurs...and something always delays you)2) Get to know your local governing body (County Commissioners, Building Dept., etc)3) Don't overpay for the land.
