Not sure if its "too basic" but its where my mind goes.- I'd start with the end. 

@Michael Smythe - Agreed it is all basic stuff to you and I in the field of PM.

It could very well be its all lost but seems like a big jump to conclusions by investors that basically did very high interest rate investing and expected  CD like performance..

Basically, these are lands that technically qualify as Sending sites, but that have issues such that nobody really wants to build there.

You basically have "Growing but no cash flow" or "Stagnant growth but good cash flow". 

They saw this works, and would like to join me for another project, which is a COPY and PASTE basically.

They just seem to be trying to add too much now and not doing the basics well.  

My logic behind a area to hold is basically is in my zone of knowledge that means close in and in a  A-B area .BIG fish can have the whole USA in their  zone .Outside of my zone I am thinking flip it there are exceptions like all rules . 

Basically, lowering the sale price as long as the buyer pays all the owed taxes as well.
