I reached out to the individual marketing the deal to schedule a property viewing, but they’re asking for proof of funds (which I expected) and a signed purchase agreement or LOI.Is this normal?

Everything looks great and a year later that employer goes out of business or lays everyone off? 

It is much better to hit a single or double with the rehab and a triple or home run on the STR.im Josh and I buy more STRs in the Tampa/StPete/Clearwater/Largo/Seminole area than any other agent the past 2 years.  

Because all we have for credibility is his word and a Facebook page with zero likes on it.

100% nightmare tenant that will likely get surprise roommates and a zoo of unauthorized pets while they live there and then claim "oh I didn't know that was against the rules".

Instead of having to source a rehabber house, figure out how to do rehab when they have zero experience at it. and then trying to find a HML to do the loan up front ( if thye dont have the cash) and a take out lender.  

I used to own a large SFR management company I sold to Evernest in 2019 and I manage a Kroger SC and a set of retail condo suites for a client now but it isn't my thing. 

I own a roofing company in Denver and a separate gutter company there too. 

Might have indeed had $1.3 million and still working for the man, and a pot of $$ that I still couldn’t access without the gubmit telling me when, how, and how much.
