The thing I would question or alter is your breakdown for personal day-to-day expenses and whether that could be reallocated more aggressively towards investing in your business or other streams of income, which could also be dependent or influenced by your "other streams of income".Ultimately the allocation should depend on your business and investment goals.

You can keep it as a 3 and live in it however you want, but do not structurally alter a 3 into a 2 unless you want to lose future value and hamstring the property and pay to make the property less desirable.

I think I will take your advice and talk to the plumber too, then ask my manager if the terms of the tenant responsibilities need to be altered to be more specific regarding plumbing.

I'm no ADA pro, but I feel like I remember reading in multiple books that landlords HAVE to comply with requests like this (as long as they don't significantly alter the property/structure) but all modifications are at the expense of the tenant.
