I did see some "free" fax services but they ad a cover sheet that's used as an AD for the 'free' service and of course they have 'pay' upgrades.

J Scott, let's hope that doesn't happen much, but we always ad a clause the closing is contingent upon buyer having satisfactory walkthrough 24 hours before closing.

In those cases, IMO, the LL should require the business, just like requiring any other tenant to live within all laws and ordinances, to follow all laws required for the business: proper licensing, check zoning to make sure it is allowed (some municipalities might not allow day cares in upper units with stairs), check and see if the unit complies with any local ordinances applying to a business (there could be additional parking and egress-ADA, for instance.

Yes to the first question, and to your observation I will say that in Palm Beach County there will always be some fruitcake that will have to have a house and overpay for it-- perhaps not in their previous great quantity, but they're still out there...I won't say where many "desperate buyers" are from, but I'll give you a hint: It starts with a Can and ends with an ada.
