I don't know North Carolina well, but I have a 10 property portfolio across Detroit and Memphis and I believe these markets are solid places to start and build a portfolio.

The combined transactional costs alone between the purchase and sale are going to be north of 10% of the transaction value.

I’m making a few assumptions: 1) at least some buyers and sellers will accept much less agent handholding than commonly assumed, 2) the primary value that agents add is a) pricing guidance and b) advising clients on offers and counter-offers, and 3) there’s no truly compelling reason why North America has the highest average commissions in the rich world.

It’s a 3/2 at about 1560 sqft in the north hills of Pittsburgh.

We have properties in the Memphis Metro area, Lakeland/ Cordova, which are much different than other parts of Memphis and North Mississippi.

I can get a direct flight to major metropolitan areas, but it would be much more difficult to get to Topeka or North Dakota, for example.I feel that I'd like to see the market at least once, to get a feel for the area and to meet the local team.
