I always found it ironic that by paying more taxes than needed, thus having less money than you could, you can get a loan easier.There is a reason the government made rules on who could be approved for a loan.

You could form a Joint Venture Specific LLC and have a good real estate attorney draft an iron-clad Operating Agreement to minimize your risks, limit liability, and protect your personal assets all at once.

Cast iron piping is an expensive repair or replacement too.Retrofitting old windows and HVAC are more costly too.I would recommend hiring an experienced property inspector who is familiar with older homes.
