I agree, I didn't explain well.Total job was $12K for labor and materials to do the following:- tuck pointing throughout the house- install 6 basement windows and replace 2 window sills- install windows and 3 exterior doors- install blown-in insulation in attic + baffles- install siding on garage- install gutters on garage and house- install gutters and trim on houseI paid $6K as a deposit to get started.What he did before I pulled the plug on the project was:- tuck pointing- basement windowsHe said he has ordered and paid for the windows and doors but he never delivered them to me or made arrangements for me to pick them up.

Cut the sheets to height (if you have a level pad you can actually order the metal precut to the height you need) tuck under the edge of the J-Chanel and screw the top into the baseboard of the trailer.

If not, i would probably close it back up, not really a focal point in the center of a wall or in a kitchen along a cabinet line, its tucked in a corner, think you are watching rehab addict to much, she loves to uncover and keep brick  chimneys on her show.

For the chimney, you need to use mechanical embedded anchors to hold the chimney from falling out of plumb any more than it is. 1 1/2" isn't the end of the world, use the anchors and tuck point it to join it with the brick veneer again.

buy a couple or few right then Refi those and your off to the races with 20 K tucked away for a rainy day fund and hopefully a good amount from the 200-250K Refi,  Then use the Refi $$ to purchase more property.
