I have a house where I replaced the siding, windows and doors, and wrapped all the trim with metal, but did not replace an older roof that is still functioning fine.

Fix electrical box, roof chimney covering, trim 🌲, remove moss on the root, and pull drain mossy covers off.

But I do want to know who they are and a quote from them as well.For example: I'll point out what color paint I want the interior walls, trim/cabinets/doors etc.

Forest green on the siding and an off-white on the trim & shutters.  

If I can find something that trims 2K off my current rent, I may consider it. 

Still have to get to the ceiling and trim.

Privacy hedges are great, but what is it going to cost to pay someone to trim them?  

And this is a big one new energy effiecient windows..  5k and up.6. new doors and trim packages 3k or so.7. new cabinets and appliances 3 to 4k8. new water heater and vented properly  1k9. and this is a big one  NEW Sewer line to the street if its not PVC already.. 2 to 5k  this one catch's many flat footed.10.

New counters, can lighting, new trim, outlets, fixtures, flooring, heat registers, etc. etc.
