On a low down payment deal, this translates to a significant bump in ROI, and even if I were putting more down, a few thousand a year for the life of a deal is worth a few hours of my time to shop around.

He probably also doesn't want to have to fork out any more money trying to get her settled, and so he's trying to get her move-in money back for her.Just a guess, but I've been in similar situations.This is an item I added to my criteria for things I would deny applicants for - if they show up with someone who said they weren't going to live in the unit, but they were doing all or most of the talking - and it wasn't a need for a translator

Red flags include:  "my landlord wants to sell the house"--   "my landlord died"---  "my landlord won't fix anything" --- those are code words for "I'm being evicted for nonpayment".... another one is "the pay stub system is down" ... that actually means "I don't have a job"   you need to learn the basic translator skills of C/D landlording!
