These folks forget that the "guru" is going to thrive as long as he has naïve followers who are happy to stay poor.

However, going through lean time in the past, I learned how to monetize leads that don't make sense for me by referring them to the folks that thrive on such things.I do not like Short Sales, Lease Options, Wraps or sub tos....anything with that much time and paperwork makes me cringe.

We have some really excellent schools in the area and that keeps the rental market thriving here. 

It seems like thriving cities like New York, San Francisco, San Jose, and Seattle don't really have D class neighborhoods anymore, while struggling or shrinking cities may not really have A class neighborhoods anymore.
