I am stuck and would love to get some advice on how I can better leverage my money from this deal to finance a similar multi family property, preserve the income that I am maintains, with the goal to produce enough passive income that I can retire in 10-15 yrs.  

If the property contains a residential structure, you can make repairs to make it habitable again and also things to preserve the value--such as painting wood siding and trim, etc. 

For my wife and I, we see it as a way to provide stability for our family but also preserve our capital by moving it out of the stock market.

Since it's family, it's arguably more important to ensure you're doing what you can to preserve those relationships.I would recommend having a contract, complete with milestone check in dates so there isn't an unending sense of feeling like you're on the clock.

As far as carpet goes I’d mention to the installers that part of the reason you’re installing it is to preserve the wood for the future so they don’t glue it down and staple it instead as hard wood adds value to the property down the road potentially.

Run the numbers between 3%, 5%, etc as you will notice it is not much of a difference, so you might as well preserve the cash.You will always read how great it is to buy a fixer.
