If the property contains a residential structure, you can make repairs to make it habitable again and also things to preserve the value--such as painting wood siding and trim, etc.

As far as carpet goes I’d mention to the installers that part of the reason you’re installing it is to preserve the wood for the future so they don’t glue it down and staple it instead as hard wood adds value to the property down the road potentially.
