Just a thought, ask the owner to give you permission to speak (via three way call) with the lender of the property.

It might be worth getting permission to put it on Zillow and trying to lease it yourself.

The person living on premises without your permission is a trespasser. 

You can't show it without the current owner's permission, so wait until you have closed. 

I go by and meet them and tell them what I am doing and get permission to bring the deal to them.
