It is a deal that on the day I bought it, I was the proud owner of a slum like property where tenants were not paying rent and a rehab was long over due.  

Its now 5 days overdue and nothing.I was chatting with the former owner, who told me she was trying to evict her because she had a pet pig in the unit.

It is not as lengthy as it used to be and is getting easier (i.e. going back to normal), however, if you do not follow the process properly you can definitely run into either cost overruns or other problems.  

I'm not sure how streamlined the permitting process is in Portland, but here in Southern CA, it can be very lengthy and challenging at times. 

Understandable as this is, you also could be much better prepared as those peopke the forums seem firected to.I just attended another lengthy meeting with a well known RE education group that sells very expensive coaching and availability of systems.I enjoy these meetings because I refresh my motivation this way.

Getting kicked out of Section 8 can be brutal with some folks as you cannot reapply to the program for a lengthy period of time.

@Edward Schenkel Another good "best practice" that I would recommend is having a lengthy discussion on how you want properties managed.
