To be honest, I wouldn't be too bothered.

@hadar Orkibi to be honest, I haven't spoken with a lender yet, initially I was negotiating a master lease option but we couldn't come to terms.

But you giving them their options and being honest is always how you should operate with your customers.

To be honest I haven't really even shopped around much to get a lower rate.

Next week I'll probably touch on our honesty and integrity and the fact that we're local.  

In all honesty, I remained casual investor for another year or two.

Maybe just cut them off with some honesty so you don't take up too much of your time but that you're also fair to them and understanding of their time as well.

Remember, Investors know the property is not in good shape..so don't try to hide damage as you will waste their time if your pictures and story don't match the actual property details...honesty goes a long way here.6) Once you have done all of your homework expressed above, then the key is for you to "Control" that property at the right price so that you can actually wholesale it or do the project yourself.

No matter what, the state cannot enforce honesty or ethics but they can fine and jail people.
