The quick math on that average is $225/year in repairs, cushioned to $1,000 for unexpected, vs his earning of $3,000 in projected annual cash flow - not accounting for vacancies and the like.When looking at it that way it almost feels like I am being too generous, but then I conclude that 25% seems like a fair ratio for both parties.Thoughts?

I received a generous severance package and now have some time on my hands to pursue my interest in investing in real estate.I'm mostly interested in rehabbing homes and have done a ton of research over the last year.

Because their generous appraisal value, I was able to take out all the cash I invested into the ADU (plus some more).

I utilized FHA financing and the sellers were generous enough to provide the full sellers assist I requested!

It's a VERY noble gesture!
