Aside from the moral implications, there are some pragmatic ones as well ... operating in this fashion is not scaleable or long term sustainable.

However to come up with 1.1 mil in 2002 and another 600k to force appreciation probably took a lot of good old fashion hard work combined with many wise past decisions. 

Did the owner cancel in the legally prescribed fashion?

My bet is that bargains will be available at "dimes on dollars" and that owners will prefer old-fashioned gold and silver as their transaction currency of choice.Functional farmland will reap ready reward.  

I have a duplex that I am getting ready for rental.Each unit has its own laundry room, each laundry room has its own door, entrance lock, and inside is that unit's own washer, dryer, a utility sink, hot water heater and storage cabinets.Each room is about 66" by 60" and has an old fashion chain pulling light, just a bare bulb.I would like to switch these out but do not feel like doing the work of running a switch to the space by the door so I am thinking of a motion sensor light.But most motion sensor lights are outdoor security lights.

I am sure we will be better off as a country if we were a bit more old-fashioned with our values instead of being so legalistic.In short, I think strategic defaults are not immoral given our current culture.

So I will be requesting photos of recent work and contactable references and even ask if I can view some of their recent jobs in person.The painters I don't think I need to be too scrupulous about and will just ask about their experience and for 2 references I can contact.I plan to bargain shop and buy all the materials and equipment myself.Has anyone ever run a project in this fashion?
