It was/is a lot of ground-up and up-front work, but I have learned a lot (both successes and mini-failures) and am currently happy with my out-of-state properties.

Take your spouse on a mini vacation, and write it off as business expenses.....

I had a person contact me off of linked in with a similar company being a middleman for a mini-perm loan to rehab apartment buildings for short term debt with a 3 to 5 year call.

I closed on it in late January and had to get the previous tenant hoarder out (6 weeks) and 2 40yard dumpsters of trash, paid $1600 in payments ($1200 back, $400 current) and about halfway done on mini rehab since I had to get the tenants out to start.

That same money will buy you a mini castle with acreage in many states, or an oceanfront/lake front/riverfront home, etc.   

Instead of getting a person depressed about the whole idea of selling by means of telling them the thousands of mini items they need to make it worth the sale.

I bought a 2007 MINI Cooper convertible about 6 years ago. 

I can also use it to take a break from here and go on a mini vacation.

@Jonathan Hulen1) Look around you and count the number of mini Warren Buffets.

Enjoy it and just be prepared that one day you might have to give it up for a mini van 😂
