I've been in the rental business for 15 years and have a Chase personal card, so fingers crossed!

I kinda fat fingered the first part :P

Would the price to purchase a proven business model be worth it or should I keep my fingers crossed and depend on information from another experienced investor who will not soak me for ungodly amount of money that could potentially add years back on to my retirement goal.

Because depending on your waterworks and the amount of testosterone imparted to you in the first nine months, you as a manly man should have been imbued with the knowledge of how to work with electrical, plumbing, and HVAC in light-frame construction as part of your stock of native wit during pregnancy, and come out of the womb with your fingers itching to curl around a hammer...There is a lot of cult-of-manhood BS around residential renovation in the USA that you have to cut through in any sort of discussion about home improvement.

For no reason the woman can explain she jumped off the quad when driving, broke a finger and we had to rush her to a hospital 45 miles away.
