My tenants have given up on trying to manipulate me (that includes trying to pit me against the other tenant, expecting me to jump when they say there is a repair needed without providing evidence, replacing things that aren't covered in the lease, threatening to move out if I raise the rent $25 dollars lol, etc etc.)You have to establish an authoritative position and show the tenants that you will not be manipulated or tricked into anything.

We had tenants that tried to release our home for a second year- we caught wind that the wife was moving home 4 months into the lease and using SCRA to do so- so we denied the second year- we got a very legal threading letter from their lawyer that was discriminationWe all have a friend who are lawyers that can write a threatening letter.

If you threaten large fines and jail time for hiring illegal immigrants, you could be sure that you'd cut off the flow of income to the illegal immigrants and they would stop coming to this country (and those who are here would eventually leave as well).

On the other hand, demanding payment when you did nothing to earn it while threatening withdrawal of future services is ethically hollow.I agree a good working relationship with an agent is very beneficial ... to both parties.
