There's a substantial number of permanent renters, and most property that needs to be sold in a downturn is not going to be turned into temporary rental property.

@Dan Oliver thanks for the reply dan but I am actually looking to live there that's why I was concerned about how decent the area was I am willing to take a temporary hit in my living standards to start investing in myself. 

I like the idea of bringing on a temporary partner with a buyout clause once we get stabilized in fact maybe I could talk to the landowner and see if he would be interested in doing this.Thanks again for you help I hope to past it on when I get the chance.Bill
