The better the views the more desirable & unique your STR will be but thats not to say you cant have a great/profitable STR in an area without the stunning views.

There were burn marks in the cabinets from cigarettes (it was a non smoking house according to lease), there was red something on the light colored carpet, the ceiling fan in master bedroom was broke and hanging from the ceiling by its wires, there were hundreds of nails in the walls for nick nacks and pictures, the natural wood wainescoat in the dining room had crayola and finally the back door frame and stud was busted.

That said, a wholesaler needs to be able to calculate what the average Joe can expect to pay for the rehab and simply get it close, I would not expect them to nail it on the dine.

I have a large room that could be converted into a kitchen / living room which if I split the house in half with a wall or doors, would give me a large duplex with 3 bedrooms 2 baths, kitchen, dining room and living room on one side and the other would be the exact same thing minus one bedroom.
