If there's no other dining space provided, I would want the dinning room instead.

That particular room had served as a formal dining area, and I'm assuming tenant probably rarely used it.

The better the views the more desirable & unique your STR will be but thats not to say you cant have a great/profitable STR in an area without the stunning views.  

There were burn marks in the cabinets from cigarettes (it was a non smoking house according to lease),  there was red something on the light colored carpet,  the ceiling fan in master bedroom was broke and hanging from the ceiling by its wires, there were hundreds of nails in the walls for nick nacks and pictures, the natural wood wainescoat in the dining room had crayola and finally the back door frame and stud was busted. 

Also with wall removals/header installs between the living room, dining room & kitchen.

In my City, schools, sports venues, dine in restaurants are all closed now. 

When you walk in just ask where Mark or Jim is- they will point you to the private dining area.

That said, a wholesaler needs to be able to calculate what the average Joe can expect to pay for the rehab and simply get it close, I would not expect them to nail it on the dine.

Hello all,I am currently in the process of trying to fill a vacancy in my first ever rental unit and i wanted some advice.Unit StatsLocated in Albany Park Neighborhood in Chicago4bd/2bth Duplex with separate living and dining roomFully renovated with brand new stainless steel appliances and hardwood throughout (tile in basement level)I have been marketing it for about 3 weeks now and have done quite a few showings.

I have a large room that could be converted into a kitchen / living room which if I split the house in half with a wall or doors, would give me a large duplex with 3 bedrooms 2 baths, kitchen, dining room and living room on one side and the other would be the exact same thing minus one bedroom.
