I think it depends a lot on the personalities and stages of life of your tenants, which you will know the best about, but I think this is an appropriate time if there ever was one to give guidance in financial literacy, and a moment when your tenants might be more open to listening due to the probable financial strain they will see in the coming months.

May tighten cash flow for the first 5 years but buy and hold is the long term game.

We have since ramped up capacity and tightened QA for all support personnel.

The hard money lender I use just tightened up to 80% LTC on purchase and acquisition, and I would still use them in the right circumstances. 

@Matthew WrightMSB was the "go to" lender for this type of stuff but I think they've taken some big hits in the past few years so they've tightened their requirements a bit.
