They're not sustainable.CA prices double every decade on average for the last 40+ years ... doubled in the 70's, doubled in the 80's, doubled in the 90's, doubled in the 00's ... every decade the cries that it is overvalued were the same ... and yet, high demand and persistently limited supply kept on keepin' on, Chicken Little's be damned.

Mostly by negotiating a good purchase, doing good due diligence, and having good timing (which involves some luck and some skill - I believe good luck is also manufactured from persistency, consistency, and hard work.Good wholesalers do direct marketing and find/create deals not available to the public.

It's not demanding physical labor but it is definitely hard work.It also requires a lot of persistence since it takes a lot of regular effort, over a decent amount of time (months) to find an actual deal, and to be able to sort through all the lumps of coal to find that diamond deal.It also requires emotional fortitude of a kind, because it can be crushing to think you have a deal only to have it fall through.

Same like NZ, 99% of the deals done off market or "pocket listings".for the second to work / happen in new market (ie First time investor in the USA) you will need to be first time lucky with agent that need it gone because his first "to call guy" couldn't buy, find a new hungry agent in new market, or be very persistent and show proof of founds.
