He is obviously far off on his pricing for you but there are others out there that have other tolerances for returns and visions for properties that are different than yours or mine.

I would like to thank @Joshua Dorkin and @Brandon Turner just for all that I have gotten from the podcasts, and especially Josh for having the vision to create such an excellent place for all of us investors (at ALL levels of experience) to share our experience, strength, and hope :-) My hope for this diary is to learn from my mistakes (past, present, and future), and show people that sometimes you just need to go out and "do it," and believe that the future has your back as long as you do the right thing, treat people with respect and integrity.So here we go.

If I was the landlord, I would have a plan/vision for my building & who I wanted to attract and have a rental criteria to assist in screening the right tenants.

When I was 21-22 I had no vision in life didn't ever think of being able to build wealth.

I see you have a relatively clear vision  and more experience then most "rehabbers" hanging out here, makes the challenge bigger, but the principles strategies still apply. 

My vision is to convert the downstairs to a nice basement apartment and I would greatly appreciate your help!

It gives investors the opportunity to get their hands dirty and use their own creative vision, while also potentially making a profit.

My wife and I joke that she usually has the vision and I just do what she says.
