Prevailing pattern in Point Richmond at the moment is appraisal issues that we have to get in front of, rather than be responsive to.

This week I get a call from a neighbor who has a laundry list of derogatory patterns of my tenant and complaints.

Thins that would matter would include:- drunk driving- driving with a suspended or revoked license- felonies of any kind  Be sure to check landlord references ( If residency was less than a year, ask why), credit report ( don't just look at their score, check for sporadic pattern of late pays), get copies of two most recent pay stubs, make a copy of driver's license and SS card too.Point is, be thorough and you have a 90 percent chance you won't end up with a bad tenant.

@Undrea King,The way the weather patterns are shifting, those "500 year" floods are likely to become "500 month", "500 week" or "500 day" floods.Just something to think about.

There is enough information in the original poster's fact pattern for me to confidently say that a trier of fact *could* reasonably decide against the landlord.

Birds get used to seeing things in patterns, so if you screw up the pattern and it looks like an owl, they may move on.As for the crap problem, I would probably try to find some kind of long-term solution.

Usually this low score indicates one or a combination of things which can include:- late pays (If you see a sporadic pattern of late pays in different time periods in the last two years and the applicant cannot give you an explanation why, he is a risk.

It is a pattern of not paying and debt that is walked away from that for me can be an issue. 

If you're replacing the windows, you could inquire about those with a grid pattern in the top third or fourth for the front of the house.  

It's some of the colors and patterns I see on TV and in model homes associated with this term (Mid-Century Modern) that have me frightened.
