The advantage of this from you perspective is your departing tenant is still obligated to fulfill the financial obligations of the lease if the new tenant fails to perform (though, you have already vetted her/him, so that should not occur).Execute an assumption of lease (or a change lease) in which the new tenant assumes the departing tenants obligations and rights under the lease.
