I have a friend that does this too,  He travels to exotic places and picks up some part - time bartending job at resort hotels...gives him a lot of time for outdoor adventure, some pocket change, meets a ton of people and is having a ball.  

For example, one 4plex I have is on a flat lot, has a newer roof and crawl space access to all the plumbing.Our other one is on a slab, has a 6 foot x 40 foot permitted retaining wall, sits in a steep hill and has two sets of outdoor staircases leading to the upper units. 

Other than direct mail, we do:1) Pay-per-click (Google Adwords, search marketing)2) Add your business to "Google My Business" - this makes you show up ON THE MAPS.https://www.google.com/business/3) Outdoor - electronic billboards are more affordable for RE investors4) Door hangers and Post-It Notes5) Car wraps - way more effective than simple car magnets6) Sponsoring events where we get a booth with banner, etc.7) In markets where allowed - Bandit Signs8) Flyers on cars in parking lots...

I started out door knocking because I didn't have money when I first started.

When the heavy smokers left we tore into the project to get rid of the smoke smell.We started out by wiping down all the walls, cabinets (inside and out), doors, appliances, tub, toilet, windows, etc. with 409.

The cameras need to be indoor/outdoor and hold up well during winter.  

We hired a guy that is licensed for HVAC repairs, but can do everything – outdoor lighting, change ceiling tiles, remove pigeon nests, general plumbing repairs and door repairs.

They are obviously in the process of moving but there is still plenty of stuff everywhere--the kitchen, bathroom, garage, and outdoors are obviously lived-in and full of baby stuff but the bedrooms and living room looked scarce.

Where is the outdoor space for tenants? 

My tenant made it into a deli and the drive thru is outdoor covered seating for now.
