Thanks @Melvin ListI haven't contacted any local broker yet but i have spoken with 3-4 lenders in the area and all of them are saying that i need to have a Visa and they can't work with a Canadian citizen.

Has anyone generated a list of senior citizens in a specific area.

Citizens will test the gas and make sure the furnace and water heater fires before they leave so you can get all that tested before you close at the same time.

My wife is still an Indian citizen so afaik she can purchase in her own name solo in India without any problems.

I understand there is huge military presence, but what else do you have with respect to major employers who can provide citizens with livable wages?

Wish I as a private citizen had that excuse.

I'd also like to get some more insight, although I think for now, setting up a corporation won't be worth it for me (mainly due to tax complications from also being a US citizen).

I know there are limitations around borrowing money if you’re not a citizen etc and I’m sure plenty of not so obvious hurdles will pop up.

US citizens view law suites like buying lottery tickets...that is wrong.
