I'm referring to the metro cities: Dallas, Austin, Houston Texas and California share many similarities from an investor profile:- Growing populations and good demographics- Nice metropolitan cities with strong industriesMy general observation is that the cost of entry (i.e. price per square feet) is much lower in Texas, so it would make sense if you have less capital to go there, but does it make sense from an ROI point of view?

This is difficult to believe that at purchase, your cap rate (granted your units valuations are not measured in cap rates but in comparables but the math is the same as others pointed out) is so high unless you are buying D class units in D class areas or getting fantastic deals on C class units.Another observation, you acquired around 50 units in 4 years, a very commendable accomplishment I might add, yet, a desire to get to 500 would take another 30+ years at that rate.

The trustee sales held at the hotels, tend to be over attended, both by observers and bidders - my experiences at these are the selling prices are much higher and tend not to work for my numbers.
