You are correct in your observation about the trend.  

This is difficult to believe that at purchase, your cap rate (granted your units valuations are not measured in cap rates but in comparables but the math is the same as others pointed out) is so high unless you are buying D class units in D class areas or getting fantastic deals on C class units.Another observation, you acquired around 50 units in 4 years, a very commendable accomplishment I might add, yet, a desire to get to 500 would take another 30+ years at that rate.

IT now has an oversupply of airbnb, so it is currently hard to make a profit there, you can keep observing.

I live in the valley and recently drove from Bigfork to West Glacier and observed no less than 20 STR's being built along that route. 

That might be the reason you are making that observation. 

You are allowed to ask the two questions, and also observe that the behavior of the animal is what would be expected from a true service animal.

A few observations about OpenDoor.
