Usually, inherited tenants will test a new owner's management acumen with things like this to see how they will react, even though the "status quo" was already established by the previous owner (think substitute teacher dynamic). 

I have a good friend who is a teacher out there, on her way to administration, and the schools are great, well funded, and its growing like crazy.

They are good at this process.Its easier to do this with a spouce / partner who has decent W2 job / income.FWIW  my wife and I, not insane high incomes but a teacher and an engineer, no kids, no debt, at our peak bought, fixed, rented 10 houses in one year. 

I'm a full time special education teacher, so having the capital for the first deal was made possible through the fruits of my own labor fixing up my personal property.

I have a great job as a software engineer but eventually want to be a teacher.

Andy is a great teacher and mentor to many out there. 

ISDs are doing it, to help finding teachers who might like it.
