My others are $1,100 to $1,199 plus utilities in a market where the big landlords routinely charge $800-850 including utilities.

The important thing is create a routine and stick to it.

If you were to set yourself a schedule and routine for "studying" on BP, there's no telling where it will take you! 

Most of us started out with some type of personal finance or investment book that preached being frugal and spending your money on solid investments instead is the way to build wealth.I have always had this mindset but after reviewing my current budget I realized I have slowly added many unnecessary "luxury" expenses to my monthly routine.

And in the commercial realm there is simply no doubt if you can get hired on by one of those firms your  going to be rubbing elbows with folks that make 7 figures routinely in commission income year in year out and own a lot of commercial or income properties.But as you know I am totally bias  ....  

Updated figures:House worth a good 205-215k (I feel comfortable saying so because a house with the exact same floor plan, sq ft, lot size, finishes on the exact same street a few houses down sold for 205k last October, smaller homes have sold for more than 200k same area in last 90 days)Rent is now 1350, same tenant and rent paid on time every monthBalance about 140kin the 18 months they've been there I've spent about 200 in repairs, and 80 bucks to have a/c guy do a routine check up. 

I know a few oil burner mechanics who are smokers that routinely put out their cigarette butts in a can of oil.
