The religious order pays the rent and the process of paying it is a pain, but it's not a money issue, it's their internal procedures.

I use the bigger pockets calculators religiously, and I tent to estimate 5% across the board for CapEx, Vacancy, Repairs and then play with my numbers and go all the way up to 10% to see what sort of impact that would have as well.

Again, visit the REIA group in Springfield, they will have hard money lenders and private lenders that lend in your area and if their group is anything like MAREI in KC and I know it is because I speak with their leaders - there is more available money in the room for hard money or private lending deals than there are actual deals in the Springfield area.

The money is easy if you find a deal.You can get a partner, hard money or just wholesale if you find a deal.Go to as many CFRI meetings as possible and ask the leader if there is a meeting after the meeting where people go and talk about real estate ( and many times a cocktail or something to eat )

My property manager is the core of my team, and the geographical leader in each market.
