I run a team of realtors all with a vision of FI.2-4 family homes is great way to go, our first house hack was a BRRRR. 

An investor with the cash, vision, deal-locating-knowledge and taking all the risk, would keep all the reward if they merely hired a quality GC.....and directed the design/selection of floor plan/scope/finishes themselves. 

If you're just starting out though, breaking even on the monthly nut is winning, far as I'm concerned.I've connected with a couple people just starting their Phoenix journey, and it could be fun to get together and hear your different visions.

Or, if you were a stand up guy, and you accept this terrible world collapse as what it is and not try to blame the person that tried to educate you, and give you a vision of someday having a net worth you could live off of.
