I know in my case my bank will only let me do 12 specs .. in 08 I could have had 100 specs going.. and I would have been like every other builder who got wiped out that phase.I am with @Steve Vaughan the real risk I see in the market is the short term debt on Multi family and the over building of MF in some markets.. and the syndicators penciling deals that only work at 80% or better occupancy.. these are deals that can crater in hiccup..

I am planning on making HVAC/R my day job for the next few years while investing alongside it.I am a brand new member as of a few days ago.  

First project was a BRRRR, a few hiccups but went pretty smooth.  6 week rehab (thought it would be 4), found tenant in 2 weeks (that went really smooth, although with screening you never know), refinance 8 weeks (don’t really understand what takes so long but it went fine). 

(road runs along side of lot).So Im thinking a developer could probably build 8-9 custom home lots...

I'm thinking I may be able to forego adding another property management software along side it unless I find some other features I need that Stessa doesn't support. 

There could also be co-investment alongside retirement funds. 

@Chris Seveney  Chris is someone  U may want to talk with I believe he will let you invest along side him and that is a great way to get some experience without taking on untold risk.. 

If you're serious about it, schedule some time with a realtor to view the property, and have a contractor do a walkthrough alongside you.
