At this point the American job creation machine has been severely impacted but household formation sits in an interesting place given millennials and their stages of life which over the next 0 - 5 years puts them in the prime home buying age group.

Whether that be forcing equity via rehab to refinance and get cash out (also easier said than done), a short term rental that is a cash machine, or some other strategy, getting to the next property should be the primary goal of every purchase starting out.Eventually, your cash flow will increase as rents go up and you have equity/value gains across multiple properties.
