I decided to document on video the whole cycle for that first dumpster....how I packed it, what it ended up weighing, some dumpster math to put the weight in perspective and a walk-through of the demo project to show just how much stuff I was able to rip out and pack into the dumpster.

We started doing demo on the weekends, and soon had a list of friends that wanted to help out every weekend.

The construction process going from demo to rehab is great, but most of my clients enjoy when it hits the market the most. ($$$) I come across some really great off market rentals here in Austin that fit the 1% rule.

My first concern would be the demo and disposal of the existing structures.

I would just as soon suggest a target retirement fund with a very near date so it has a large measure of fixed income and bonds to offset the stock exposure...ying-yang with the market...as suggest an REIT.
