Great curb appeal.

Besides these two factors, curb appeal and interior ambiance play a huge role in successfully selling your home, as well.

In my area water meters are in a vault at the curb line , they belong to the county .

I think curb appeal definitely plays a factor in attracting quality tenants, but I feel my options would be limited since I'd only own/have control over one side.  

While curb appeal is important, as long as things look neat and kept outside, your tenants will care more about the inside of the actual units.Does the building have a very shallow pitch (3-4/12) hip roof or is it a flat roof?  

I bought a chunk of raw land and spent the summer cutting trees (and selling firewood) to clear a building site and got the curb cut approved and driveway in.  

Fixed major issues (termite damages, tore down an old mobile home on the property, minimal but effective upgrades, new septic system, etc) and gave it some curb appeal.
