Given the behavior of people in crisis, it is reasonable to expect that landlords DO NOT want criminals, especially violent criminals, to rent their units. 

Then stick to your word.There is nothing in the law that requires you to put up with this behavior.

Which I consider to be pretty typical tenant behavior.

If you're able to consistently save and invest, your behavior will predict your long term investing success more than the specific investment vehicle.

I have seen terrible examples of unethical behavior related to the purchase of rights of redemption for far less than was fair.    

If she did not correct her behavior (failed to report another crime, maintenance problem, etc.) you would file for eviction after the notice was up.

fyi (camping = air mattress) wanted to get a sense of noise, parking, tenant behavior so I spent two nights - apartments rent for 1500 to 3500 on block depending on size and parking/lobby etc.

Of course, this silly behavior is largely why these people are renters.You can get involved if you like, but that probably isn't going to help.

Yea, all of them screens tenant through facts as you mentioned, only some checks the candidate's behavior.

@Joel Owens  Another well thought out post... low end rentals are a huge task for any PM and like many of the better turn key companies the better PM companies soon leave the space unless they knowingly want to work those areas and finding one that does.. is hard and NO ONE is super PM you simply cannot manage people that are as you describe  life long tenants bottom of the income scale and very transient by nature and usually a flat tire away from defaulting on rent  :)@Steve Babiak  I tried to say it as well that this is typical behavior from vendors be them real estate education guru's to this guy..
